Basically a silent real estate investor is a person or an organization who lends money to a person on preferential terms when the person fulfills the requirements laid down by the investor. For instance, a person is a member of a union and he or she is wants to purchase a home but does not have the necessary money to pay for the down payment. So, the person gets in touch with the union. As the person is a member of the union, he or she has fulfilled the requirement laid down by the union for financial help. So, the union lends money for the down payment to the person on preferential terms which could have a low interest or no interest. The union here becomes the silent real estate investor as it does not have any claim on the real estate, but the borrower still has to repay the investor on the terms mutually agreed by them.
There are many ways to get in funding for purchasing real estate and a silent investor is one of them. In fact, if you borrow the down payment from a family member, that person becomes a silent real estate investor.
